Berkeley Township stretches from the pinelands of Double Trouble State Park east across Route 9 to the lagoons of Barnegat Bay, and it even includes South Seaside Park and part of Island Beach on the barrier island. About 43,000 people live here, in bayfront bungalows and raised homes, newer Bayville subdivisions, and large adult communities like Holiday City and Silver Ridge Park. MaxClean Restoration covers the whole township, any time of day or night.
Berkeley Township neighborhoods we serve
Bayville and its bayfront lagoon sections, Holiday City, Holiday Heights, Silver Ridge Park, Pinewald, Manitou Park, Cedar Creek and South Seaside Park, plus homes and businesses along Route 9, Double Trouble Road and Central Boulevard. We also serve nearby Toms River, Lacey, Manchester, Ocean Gate, Pine Beach, Island Heights and Seaside Park.
Bayfront and lagoon homes
Along the lagoons and the mouth of Cedar Creek, homes sit just above the bay. A strong nor'easter or tropical storm can push water up the lagoons and into garages, ground-level storage, crawlspaces and first floors. Hurricane Sandy in 2012 flooded many of these neighborhoods, and lots of homes were raised afterward. Raised homes still take water into the enclosed areas below, where storage rooms, stairwells and finished walls stay damp long after the water goes down.
Bay water is contaminated, so we don't just dry it. We remove soaked drywall and insulation, clean and sanitize everything the water touched, and dry the framing with commercial dehumidifiers and air movers. Moisture readings tell us when it's truly dry.
Adult-community homes on slabs
In Holiday City, Holiday Heights and Silver Ridge Park, most homes are one-level ranches built on concrete slabs. A burst toilet supply line or a leaking water heater spreads water under carpet and flooring and into the bottom of the walls, often across several rooms before it's noticed. We find the edges of the water with thermal imaging and moisture meters and dry the slab and wall cavities properly. Our toilet and appliance overflow guide explains the first steps.
Mainland Bayville and Pinewald
Newer Bayville subdivisions and older Pinewald and Manitou Park homes bring their own issues: sump pumps that stop when the power goes out, frozen pipes in garages and crawlspaces, and tall pines that come down on roofs in high winds. Older homes near Pinewald may still have oil heat, which means we sometimes clean up a furnace puff-back.
Mold after storms and closed-up seasons
South Seaside Park and bayfront homes that sit empty in winter can develop mold when a small leak goes unnoticed or the air conditioning stays off in humid weather. Lower walls that weren't fully dried after a flood can also hide mold inside the cavity. See mold remediation and our found mold guide.

Insurance after a storm
We work directly with your insurance company and send the invoice to your carrier for you; you're responsible for your deductible and anything your policy doesn't cover. In New Jersey, homeowners usually have the right to choose their own restoration contractor. We specialize in working with both homeowners and insurance companies to make sure the work is properly documented and covered, so your home gets back to its pre-loss condition. Storm flooding and inside water damage are often handled differently, so we document each one separately. Learn more on our insurance claims page.
Get ready before the next storm
Use our storm prep guide before nor'easter and hurricane season, and keep your shutoffs, contacts and policy numbers in our free home emergency plan. More guides are in the Resource Center.
Berkeley Township FAQs
The lagoon came up into our garage and storage area. What should we do first? Stay out of standing water if outlets or appliances are submerged, and don't turn anything on. Photograph the water line, then call us at 732-539-2942. We'll pump it out, remove wet materials and sanitize and dry the space.
Our home is raised. Do we still need the area below cleaned? Usually, yes. Concrete and treated framing can be cleaned and dried, but wet drywall, insulation and stored cardboard or fabric generally have to go to prevent mold.
Do you work in Holiday City and Silver Ridge Park? Yes. We handle water heater and supply line leaks in slab homes there, and we coordinate with community offices when needed.
Can you check on a shore house in South Seaside Park that's been closed up? If you find damage or smell mustiness when you open it, call us. We'll find the moisture source, check for mold and dry or remediate as needed.
