Mold Remediation in Freehold, NJ & Monmouth, Ocean and Middlesex Counties

Mold almost always follows water: a slow leak behind a vanity, a basement that stays damp all summer, an attic with poor ventilation, or a flood that wasn't dried out fully. Cleaning the spot you can see rarely solves it. MaxClean Restoration finds the moisture source, contains the affected area, removes the contaminated material and helps you put the space back together.

We're an IICRC Certified Firm and a registered NJ Home Improvement Contractor (HIC #13VH12188600), and we answer 24/7. Call 732-539-2942 to schedule an assessment.

Signs you may have a mold problem

  • A musty, earthy smell in a basement, closet or crawl space
  • Visible spotting on drywall, ceiling tiles, baseboards or stored items
  • Staining or peeling paint after a past leak
  • Condensation on windows, ducts or cold-water pipes
  • Recent water damage that sat for more than a day or two before drying

Our mold remediation process

  1. Inspection and moisture mapping. We look for the source of the moisture and how far it has spread, using thermal imaging and penetrating and non-penetrating moisture meters.
  2. Containment. The work area is sealed off with plastic sheeting and negative air pressure so spores aren't spread to the rest of the home during removal.
  3. Removal. Porous materials that can't be cleaned, such as wet drywall and insulation, are removed and bagged. Salvageable surfaces are cleaned.
  4. Air filtration. Air scrubbers and hydroxyl generators clean the air during and after the work. Dehumidifiers and air movers dry the area.
  5. Drying and moisture correction. We dry the structure and tell you plainly what caused the problem (a leak, grading, ventilation, a sump issue) so it doesn't come back.
  6. Odor treatment. Thermal fogging and hydroxyl generators are used where odor remains.
  7. Rebuild. Because we also do reconstruction, the same team can replace drywall, insulation, trim and paint, so you aren't juggling contractors.

Why the moisture source matters

Mold needs moisture to grow. If a leak or humidity problem isn't fixed, mold will return no matter how well the surface is cleaned. That's why every job starts with finding where the water is coming from.

Mold after flooding in central New Jersey

Heavy rain and storms regularly cause basement water across Monmouth, Ocean and Middlesex counties, and finished basements are a common place for hidden mold behind walls and carpet. If you've had water damage recently, prompt drying is the best way to prevent mold. See our water and flood damage service.

Insurance

Whether mold is covered depends on your policy and the cause. Mold resulting from a sudden covered water loss is treated differently from long-term leaks or humidity. We can document the damage with photos and moisture readings for your adjuster. We work with your insurance company and submit the invoice on your behalf.

Mold Remediation FAQs

Can I just clean mold with bleach?

Small surface spots on hard, non-porous surfaces can often be cleaned by a homeowner. Bleach doesn't fix mold inside porous materials like drywall or insulation, and it doesn't address the moisture causing it. Larger areas, or mold that comes back, should be assessed by a professional.

How long does mold remediation take?

It depends on the size of the affected area and how much material must be removed. Small, contained jobs may take a day or two; larger jobs involving drying and rebuilding take longer. We'll give you a timeline after the inspection.

Do I need to leave my home during remediation?

Usually not, because the work area is contained. People with asthma, allergies or weakened immune systems may want to avoid the area. We'll advise based on your situation.

Does homeowners insurance cover mold?

It depends on your policy and what caused the mold. Mold from a sudden, covered water loss may be covered; mold from long-term leaks or humidity often isn't. Check with your agent, and we can provide documentation.

Will the mold come back?

Not if the moisture source is corrected. We identify the cause and explain what needs fixing, whether that's a plumbing leak, a grading problem or poor ventilation.
