Asbury Park packs about 8,300 homes into roughly a square and a half of land, with three lakes and the Atlantic around it. Deal Lake forms the northern border, Wesley Lake separates the city from Ocean Grove, and Sunset Lake sits between them. Many of the houses date from the 1890s building boom, and many of those Victorians have since been divided into apartments or condos or restored as single-family homes. MaxClean Restoration handles water, fire, smoke and mold damage across the city, 24/7.

Old houses, close together
James A. Bradley laid out Asbury Park in 1871 as a residential resort, two years after the Methodist camp meeting at Ocean Grove was founded just to the south. Much of the city's housing went up in the 1890s, and you can still see the full range of Victorian styles. In the 1970s and after, buyers restored many of those homes, and the city has gone through more rounds of renovation since.
These buildings have a few weak spots in common:
-
Plaster, lath and balloon framing. Water and smoke can travel between floors inside the walls, so a leak upstairs can show up two rooms away.
-
Conversions. When one house is split into several units, the pipes, drains and attics are often shared. One unit's problem soon becomes the whole building's.
-
Basements and crawl spaces near the lakes and the ocean. They tend to stay damp, and a missed leak can turn into mold within days during humid summers.
-
Density. In 2010 the city had more than 11,000 residents per square mile. Close spacing means fire, smoke and water from firefighting often reach more than one property.
Local restoration risks in Asbury Park
Sandy came over the boardwalk. During Superstorm Sandy in October 2012, waves pushed beach sand up against the boardwalk like a ramp and washed over it into Ocean Avenue. Researchers from Stockton University found sand carried as far as two blocks inland, and the Asbury Park Sun reported ocean water reaching Norwood Avenue, about three blocks west of the boardwalk. Deal Lake and Sunset Lake spilled into the streets around them. The sewage treatment plant on Ocean Avenue "took in a lot of salt water," and the city estimated its storm costs at about $12 million, including $4.5 million for the boardwalk. Much of the boardwalk held up well, and Asbury Park was one of the first shore towns to reopen for summer 2013.
The lakes drain to the sea, and they back up. Deal Lake covers 158 acres, and seven towns share its 27 miles of shoreline. It drains into the ocean through a flume house and sluice gates next to the Eighth Avenue beach. Before Sandy, ocean water poured in through that channel "like a firehose," according to the chairman of the Deal Lake Commission. After the storm, the flume house needed repairs. The outfalls for Wesley Lake and Deal Lake were damaged too. After the September 2026 nor'easter, News 12 reported Deal Lake overflowing its banks after more than seven inches of rain in three days. Homes along the lakeshores, and the low blocks that drain toward them, are where water from heavy rain shows up first.
Nor'easters and summer storms. Wind-driven rain gets in through old window frames, flat roofs and porch roofs. Power outages also stop sump pumps in the houses that have them.
Mold in closed-up units. Seasonal rentals and units sitting empty between tenants can hide a slow leak for weeks. Add summer humidity, and mold can be growing behind a vanity or along a basement wall before anyone opens the door.
What to do right now
- Make sure it's safe. Keep out of water that's touching electrical outlets or cords. After a fire, wait for the fire department's OK before going back in.
- Stop the source. Close the main water valve, or the shutoff for the fixture that's leaking. In a multi-unit building, call the landlord, super or association right away, and knock on the door of the unit below.
- Sort clean water from dirty water. A broken supply line starts out as clean water. Lake overflow, ocean water, street flooding and sewage are contaminated, so wear gloves and boots and don't try to save soaked carpet.
- Take pictures first. Get every room, every damaged item, and the water line on the walls. Save receipts for fans, tarps or a hotel stay.
- Call your insurer, then call MaxClean at 732-539-2942. Starting drying quickly limits damage to plaster, wood floors and trim.
- Plan for next time. Our free Home Emergency Plan tool helps you write down shutoff locations, your landlord's or association's contacts, and your policy numbers.
How we restore older Asbury Park buildings
- Trace the water through the building. Thermal imaging and penetrating and non-penetrating moisture meters follow moisture through plaster and framing, across floors and into neighboring units.
- Save what can be saved. Plaster, original trim and old-growth wood floors are worth drying in place when the water was clean and we get there early. We'll tell you plainly when something can't be saved.
- Contain and clean. If the water was contaminated, or mold is present, we set up containment, remove the affected materials, and run air scrubbers and hydroxyl generators.
- Dry and confirm. Dehumidifiers and air movers run until our readings show normal dry levels. We record the numbers for you and your adjuster.
- Rebuild to match. Our reconstruction crew repairs drywall, plaster areas, trim and paint, so the finished room fits the rest of the house.

Insurance in Asbury Park
Many Asbury Park properties involve more than one policy, so it helps to sort out coverage early.
-
Owner, landlord or tenant. A building owner's policy usually covers the structure. A tenant's renters policy covers the tenant's belongings and, often, extra living costs while the unit is being repaired. In a condo, the association's master policy and your unit (HO-6) policy split the coverage, based on the bylaws.
-
Inside water or outside water. A sudden pipe burst or appliance leak is usually covered by a standard homeowners or condo policy. Lake overflow, ocean surge and rain flowing across the ground are flooding, which homeowners policies usually exclude. That kind of water is covered only by a separate flood policy, such as one through the NFIP.
-
Sewer and drain backup usually requires its own endorsement.
We work with all major insurance companies and with landlords and associations. We document the loss and submit our invoice to the insurer on your behalf. Your deductible still applies, and the adjuster decides what's covered. See our NJ insurance claims guide for the full process.

Asbury Park FAQs
Can you save plaster walls and original wood floors after a leak? Often, yes, if the water was clean and drying starts quickly. We measure moisture inside the plaster and under the flooring and dry in place where we can. Plaster or floors soaked by contaminated water, or wet for too long, may need replacement.
Water from the apartment upstairs is coming through my ceiling. What should I do? Turn off power to any light fixtures that are wet, put out buckets, take photos, and tell your landlord or association and the upstairs neighbor right away. Then call us. We'll find out how far the water spread and dry both units.
Deal Lake or Sunset Lake flooded our street and water got in. Is that covered? Water that rises from a lake or flows across the ground is usually classified as flood. That normally means a separate flood policy, not your homeowners policy. We document the damage for whichever policy applies.
How fast can you get to Asbury Park? We answer 24/7 and usually arrive within about an hour.
Is mold common in Asbury Park homes? It's common anywhere older buildings near the ocean stay damp, especially basements, crawl spaces, bathrooms and units that sit closed up. We find the moisture source first, then contain and remove the mold.
Do you work with restaurants and venues downtown or on the boardwalk? Yes. We handle commercial water, fire, smoke and mold damage and plan the work around your hours.
